Please note: it is required that all non-emergency maintenance requests be submitted through your tenant portal or received by us in writing.
No general maintenance requests will be taken by us over the phone. Only emergency notifications will be taken over the phone.
The status of maintenance services can be monitored in real-time through your tenant portal.
The best and preferred method to submit a maintenance request is through your tenant portal, which is easily accessed via our website. This is a quick, easy, effective method that can be accessed from any device with an internet connection (mobile phone, tablet, iPad, PC, etc.). If you need assistance setting up your login and password, please contact our office. You may also fill out a maintenance request form, which is available on request during normal business hours from our leasing office. In order to provide a faster response time, be as specific when describing the maintenance issue that needs to be addressed.
An emergency is defined as any situation or issue relating to the property under the lease that, if not dealt with promptly, could threaten one’s health and cause injury, loss of life, or cause serious property damage. Examples include, but are not necessarily limited to fires, loss of all power, broken water lines, exposed electrical lines, no heat when the outdoor temperature is below 40 degrees F, no air conditioning when the outdoor temperature is above 90 degrees F, broken exterior looks, or other conditions that might cause harm to the residents or property.
If the emergency is life-threatening, call 911 immediately! Please never use the emergency contact channel, such as 911, for non-emergency issues.
For after-hours maintenance emergencies, we ask that you please call 254-232-8300 to access our voicemail notification system and follow the maintenance emergency prompts. Someone from our maintenance team will call you back ASAP. In the event you have not received a return call within 15 minutes, please call back, follow the prompts again, and repeat the process to ensure that we have received all of the correct information.
Please note that the following are not considered emergencies: clogged toilet or drain, no hot water, refrigerator not cooling, oven not working, locking yourself out of the home, and pest control. Our company is not responsible for the loss of food or for alternative lodging due to an appliance or HVAC failure.
